Carly Asks… I want to list my house and need to make sure I don’t turn away a potential buyer… what are some things I should be aware of?

 As you go through the process of selling a home, you want to make sure that everything goes as smoothly as possible, so your home will in fact sell. To ensure you have buyers that enjoy their experience while visiting your home, avoid some of the following common mistakes made by sellers. 

 Hanging around while the buyers are viewing your home. Put yourself in the shoes of the buyer, when you arrive to view a home you are going to want to do the following; envision yourself living in that home, explore every nook and cranny in the home and finally discuss your feelings on the home with no reservations. If the seller is home – hovering – the Buyer will feel uncomfortable and unable to get a true feel for the property. Give them some breathing space and allow them to decide for themselves what they really like/dislike about your home. Leave and come back after they have gone.

Not Cleaning Up We all know that the process of preparing a house to be put on the market and keeping it there – can be a hectic one. However you MUST by all means make sure that your property is presentable. Take care of the little things like the laundry, dishes, and carpets, make the beds, mow the lawn, sweep the floors and dust your shelves. It is also important to pick up children’s toys and remove your pets from the premises during the showing. You must always remember that your home is competing with other homes in the areaand your home is now a product – something to sell – so make it look pretty!   

Overpricing Your Home. For the buyer, the purchase of a home will likely be one of the largest financial investments of their life. In order to prepare for this purchase, buyers must first qualify for a loan, collect enough money for a down payment and closing costs, all of which requires a great deal of invested time. After all of this work, it is likely that your average buyer will not even consider looking at an overpriced home. Work with a qualified real estate professional to ensure you list at a fair market value that will ensure some showings and ultimately a contract to buy!
